The portfolio consists of 29 suites averaging 7,644 square feet and caters to a diverse tenant base of light industrial and service-oriented businesses. At acquisition, the property was 77% leased. Wasa Properties plans to implement a value-add strategy, repositioning the flex-heavy layouts to true industrial configurations, while upgrading building systems, landscaping, and signage to enhance appeal and performance.
Hembree Park represents a strategic addition to the Wasa portfolio, capitalizing on strong industrial fundamentals in a supply-constrained submarket with sustained rent growth, high demand, and limited new construction.
